On August 18, the land use and construction rights for two parcels of state-owned land in Haikou's Jiangdong New Area were transferred via listed transaction method to two companies affiliated with JD Group. With a total price of more than CNY 398 million yuan, these land parcels in Jiangdong New Area Headquarters Economic Zone (Ecological CBD) "JDQB-AOL-04" and "JDQB-A07-(08~12)" occupy a total area of 25,900 square meters.
The listed transaction method is the transaction form most often used in China in order to avoid a loss of value during the process of transferring the land use rights of state-owned land. Under this system, an announcement is posted (or "listed") in the designated trading place with the conditions for proposed bids. Within the time limits specified in the announcement, bidder applications for quotation are accepted and the listing price is updated. At the end of the listing period, the parcel’s land use rights are then transferred to the winning bidder.

Parcel "JDQB-A07-(8~ 2)"occupies a total area of about 13,900 square meters and was acquired by the JD Group established company Hainan JD Hongwei Logistics Co., Ltd. with a bid of CNY 268 million. Zoned for business and finance, the currently set period for transfer of this parcel’s land usage rights is 40 years. With the intent of taking full advantage of the Hainan Free Trade Port’s specific functions in terms of the new domestic and foreign "dual circulation" development paradigm, and of carrying out the business of connecting the whole country with the whole world, it will mainly be used for the development and construction of JD Group's headquarters in Hainan as well as the Group's economic and industrial projects on the island.
Parcel "JDQB-A01-04"occupies a total area of 12,000 square meters and was acquired by the JD Group established company Hainan JD Guangjin Logistics Co., Ltd with a bid of CNY 129 million yuan. Zoned mixed usage for hotels (50%), business and finance (40%), and entertainment (10%), the currently set period for transfer of this parcel’s land usage rights is 40 years. This parcel will primarily be used by JD Group for the development and construction of the Group's headquarters in Hainan as well as the various modern service industry projects and hotel projects which JD also has on the island.
Now that these two companies affiliated with JD Group have successfully won the bid for these two parcels of land, JD has plans to build their Hainan supply chain headquarters here. Once this project is completed, it will be JD Group's regional center in the province focusing on the development of JD's international business, their supply chain business, and their local science & technology business; it will also provide supporting ancillary and economic services for the headquarters so that JD may better meet the needs of their elite office workers. Once JD Hainan’s supply chain headquarters have been set up in Jiangdong New Area, the headquarters will also help to drive the development of regional modern service industries; promote industrial agglomeration of consumer products industries, digital intelligence industries and new finance industries in Jiangdong New Area; and, assist in the development of Hainan as an international tourism and consumption center.
